Statistics In a 2007 study, vacant and un-staged homes  that were previously on the market for an average of 131  were taken off the market, staged and re-listed. Because they were now staged, these properties sold after an average of 42 days! These results can be translated to one sentence: Home that are staged will spend 68% less time on the market!
    In a 2008 study, vacant and un-staged homes  that were previously on the market for an average of 190 were taken off the market, staged and re-listed. Because they were now staged, these properties sold after an average of 28 days! These results can be translated to one sentence: Home that are staged will spend 85% less time on the market!  
    Staging is still working in a down market. 2008 was statistically a worse market than 2007 and staging proved to sell properties at a significantly higher rate than non-staged properties.  
  A Maritz survey says that 63% of buyers will pay more for move-in ready homes.



  Why is it more important now than ever to stage your home?

According to the National Association of Realtors' Profile of Home Buyers and Sellers 2008, people becoming more internet savvy. 87% of ALL home buyers and 94% of buyers aged 25 to 44 used the internet to search for homes.

 

Staging continues to be a valuable tool to gain more buyer interest beginning with their initial search on the internet. Homes today are being eliminated from the must see list based on photographs from the Internet. Professional staging is key to the quality of those photos.

 

  How much will you spend? While some properties can be staged with little or no money, a recent Real Estate Staging Association study found that 99.2% of professional stagers recommend repairs and upgrades to seller when preparing a home for sale. 89% of sellers were willing to address the repairs recommended and 73.5% report their clients invest between $500 to $2000 in repairs.  

  What do we do? Professional stagers do more than just arrange furniture and reduce clutter. Professional stagers have targeted skill sets that include demographics, color, green consults, updating consults, curb appeal AND the support of specialized teams to meet every homeowner selling situation.

Home staging is about illusions. It's how David Copperfield would sell a house. It's beyond decorating and cleaning. It's about perfecting the art of creating moods. Staging makes your house look bigger, brighter, cleaner, warmer, more loving and, best of all, it makes home buyers want to buy it.
 
   
  The process While some homes may require a different process, most will proceed as follows:  
    Initial Consultation:

On the initial consultation meeting, we will go through a series of sessions such as, a photo session, a home content inventory session and a measuring session.

Once we have all the information required, we will return to our offices to prepare the "home staging plan."
 
      Presentation meeting:

Once our research is completed, we will schedule a second appointment to review the plan with you. The plan typically includes the following:

- A content inventory and relocation chart;
- A room-by-room color schemes table;
- A room-by-room repair and/or upgrade chart;    and,
-  A purchasing list and help documents.
 
      Staging meeting: (for full staging services)

After we review the plan with you, we will schedule a third, and typically last, appointment with you to stage your home!
 
    How long does it take? Once the "staging plan" has been created, most homes can be staged, on  average, in 7 to 10 days.
